Our investor process

To follow FCA guidelines, we need to collect some basic information from you to make sure our services and investment opportunities are right for you. Submit an initial access request form to begin your journey with LDN.

Statement for Certified High Net Worth Investor

I declare that I am a certified high net worth individual for the purposes of the Financial Services and Markets Act 2000 (Financial Promotion) Order 2005.

  • I am currently, or have been in the last two years, a director of a company with an annual turnover of at least £1 million.

Land Investment Risk Disclosure

Investing in land without planning permission is considered high risk and may not be suitable for all investors. Before proceeding, please read and acknowledge the following:

  • Land investments are illiquid – they cannot easily be sold or transferred.

  • Planning permission is not guaranteed and may be refused or delayed.

LDN Investor Non-Disclosure Agreement

Purpose: LDN agrees to provide the Investor with access to confidential information relating to land opportunities, development plans, valuations, partnerships, and financial projections for the sole purpose of evaluating a potential investment or collaboration.


Definition of Confidential Information: “Confidential Information” includes, but is not limited to:

  • Deal summaries and detailed project documents

  • Site plans, maps, valuations, and planning strategies

  • Internal communications, strategies, or financial data

  • Any materials marked “confidential” or shared within the investor portal

This NDA does not cover information that:
a) is publicly known at the time of disclosure,
b) becomes public through no breach by the Investor,
c) is received lawfully from a third party without restriction, or
d) is independently developed by the Investor without use of LDN’s materials.


Obligations of the investor: The Investor agrees to:

  • Keep all Confidential Information private and secure

  • Not share, reproduce, forward, or publish any information received

  • Only use the information to evaluate investment opportunities with LDN

  • Notify LDN immediately in case of any unauthorised disclosure

Term: This agreement remains in effect for 24 months from the Effective Date or until the Confidential Information becomes public by lawful means.


No obligation to proceed: Nothing in this agreement obligates either party to enter into a transaction or investment. All materials are provided for information purposes only.


Governing Law: This Agreement shall be governed by the laws of Scotland.
